This makes Kampala a lucrative ground for real estate. The rise in demand and rise in property prices is due to the reletive peace and stability the country has enjoyed for several decades now. Some African countries experience high levels of insecurity, coup d’etas, and high levels of impunity. This isn’t the case for Uganda at least since His Excellency Yoweri Museveni too over power, not meaning that the country is void of insecurity but it’s at the minimum and the security here is in control. Because of this, people are always willing to invest in the real estate market in the country. There has also been an influx of foreigners purchasing property In Uganda.

Statistics from a study by Musbon Real Estate limited Uganda show over 40% of properties in the traditional prime neighbourhoods like Kololo, Bugolobi, Naguru, Munyonyo are purchased by foreigners. 

A house in Prime areas in Kampala is between $200,000 and may hit the $2m mark in areas like Kololo.

Upcoming suburbs like Kisaasi, Najjera, Naalya have more affordable homes the range of $100k upwards.

Condos in Kampala start from $70,000 for a two bed. This price may be affected by other factors like size and exact location.
